The flooring in most garages is usually made of cement because it is solid and durable and is meant to last for years.However, one characteristic of cement is that it is very porous which is a drawback to its durability considering the countless fluids like gasoline, oil, water and other harmful chemicals that may be spilled and absorbed by the cement flooring in a garage. Contributing to its deterioration is the expansion and contraction of the cement depending on the weather condition causing cracks and holes on the garage floors.

Maintenance of newly cemented garage floors is simple.On a daily basis, a soft broom or dust mop works well.For a more thorough cleaning, washing the entire floor with a cleaner, followed by rinsing would work well for maybe 2 to 3 years before cracks on the cement start appearing – then, maintenance becomes a headache.  
Some suggested options for this are:covering the garage floor with a mat, sealing it, putting vinyl over it or finish with other substances.Opting to cover the garage floor with a mat is  the easiest to install and most popular.The simplest mat is the one slightly bigger than one’s car and sit under it.There are, of course, bigger mats which can be cut to the size of the garage. Cleaning the mat is easy.

Sealing the garage floor is another alternative.First, with the use of some scraping tool, the concrete surface should be made even and patch cracks with patching cement. When dry, the perimeter of the garage floor should be coated with concrete sealer using a paintbrush on the perimeter area and the rest of the floor using a paint roller. Allow this to dry – at least overnight. This way, the sealer would keep water and moisture from being absorbed by wood frame of the garage and the rock and sand from the car tires from getting in between cracks and holes.

However, many want something more than just protecting the garage floor and that is the aesthetic aspect. One recommendation to this is coating the garage floor with epoxy which is affordable and provides the floor with a shinny look.Another is concrete coatings.The overlay is poured on the existing concrete floors and stamped with a pattern of the owner’s choice before it dries.  he owner, then, has the preference of choosing a color to be applied on the floor using advanced tinting products, if he so desires.

Tiles can, also, be used as decorative garage floor covering.These do not need much maintenance and because they are made up of PVC, they are long lasting.They serve as an insulation and protection from dampness at the same time.
